Maylands Property Transformation Case Study
July 28, 2026

When this property was purchased on behalf of an investor, it had solid foundations but was showing its age. The original interiors were functional yet dated, with tired finishes, basic fixtures and a layout that lacked the modern appeal today’s buyers and tenants expect. Working closely with our investor, SHERLOCK Homes Group managed the entire property preparation process, coordinating every stage of the renovation from planning through to completion. The objective wasn’t simply to renovate, it was to create a home that would stand out in the market while delivering long-term value for the investor.
The result is a bright, contemporary home that feels larger, more functional and ready for its next chapter.
Modernising the Living Spaces
The home received a complete internal repaint in Antique White USA, instantly creating a brighter and more inviting atmosphere.
Old flooring was replaced with modern hybrid vinyl plank flooring throughout, providing a seamless finish that’s durable, low maintenance and visually appealing.
To add further character, a custom feature wall was introduced to the living area, creating a stylish focal point without overwhelming the space.
Kitchen Transformation
The kitchen underwent one of the biggest changes.
Rather than replacing individual components, the entire space was redesigned to create a modern open-plan feel.

Upgrades included:
- Brand new cabinetry
- 20mm stone benchtops
- Waterfall island end
- Breakfast bar
- Full-height splashback tiling
- Pull-out mixer tap
- New plumbing
- New rangehood
- Bulkhead ceiling with feature lighting
The finished result transformed a compact, dated kitchen into a premium entertaining space.
Contemporary Lighting Throughout
Lighting plays a huge role in how a home feels.
A new drop ceiling allowed for the installation of LED downlights throughout the home, while feature lighting above the kitchen added warmth and depth.
The updated lighting dramatically improved both the daytime presentation and evening ambience.
Refreshing the Bedrooms
The bedrooms were modernised with:
- Fresh paint
- New blackout roller blinds
- New sheer curtains
- New internal doors
These simple upgrades created clean, bright spaces that immediately feel more comfortable and contemporary.
Bathroom Improvements
The bathroom received a significant visual upgrade through the installation of full-height wall tiling, giving the room a premium finish while making it feel larger and easier to maintain.
Combined with the fresh neutral colour palette throughout the home, the bathroom now complements the overall modern aesthetic.

The Result
This Maylands transformation demonstrates how the right property preparation and home improvements before selling can completely change the way a home is presented. By investing in strategic home preparation for sale, the property was transformed from dated to designer, creating a modern home ready to attract more buyers and maximise its market potential.
